Alveo Land is an upscale brand under Ayala Land Inc. (ALI). The composition of Alveo Tagaytay”s developments include horizontal-residential, condominium buildings, office buildings, and commercial lots.

Alveo projects in Tagaytay
Alveo Land has one project in Tagaytay: Kasa Luntian. The Philippines Property Awards recognized the residential community as one of the best condo developments in the resort category in 2016.
A resort condo is a luxury facility intended for both homebuyers and vacationers. It is usually located in a place frequented because of its recreation facilities such as a beach, seashore, scenic spot, historic area, or spa. As a resort condo, Kasa Luntian offers facilities and amenities for relaxation and recreation.
Alveo Land’s presence in Tagaytay is sealed by Kasa Luntian, a condo in Tagaytay-Calamba Road, Brgy. San Jose, Tagaytay City. The resort-like development was completed and turned over in 2017, although it was launched in 2011 as ALI’s first venture into Tagaytay. It marked the real estate developer’s foray into the leisure estate market with the simple tagline “Touch life.”
The idea behind such is simple: appreciate life the way it should be. For some, it may be hard to do such against the hustle and bustle of city living. At Kasa Luntian, it is an entirely different narrative wherein one gets to appreciate the natural wonders while leaving behind the hurried life, albeit for a while. Only those with the most grateful hearts can touch life.
Further along, Alveo Land capitalized on the idea of Filipino families who yearn for second homes. Buying this home makes more sense when you practically lived all your life in the urban jungle to work. And Tagaytay is the perfect choice for the said project as it didn’t lose its leisure destination charm despite developments here and there. Hence, at Kasa Luntian, the genuine Tagaytay experience is preserved and protected.
Inside Kasa Luntian
From the outside to the inside, Kasa Luntian is not your typical condominium development. Its development goals was to maximize the opportunities to commune with nature.
A low-density, residential resort project, Alveo Land invested Php1.5 billion for the development of the first phase of three three-hectare Kasa Luntian. The plan was to build six buildings, some with five stories while others with seven stories. The total value of the 343 units was Php2.5 billion.
The first phase has 343 available units perfect for families or urban achievers who are looking for a permanent address in the tranquil mountainside. In December 2011, a priority selling was conducted wherein 155 units were made available. About 97% of these units were taken up by the attendees. The units were turned over in the third quarter of 2014.
Kasa Luntian deviates from the usual urban condominium projects that Alveo Land develops. The units are spacious with bigger provisions for balconies and verandas. Studio units are the smallest configuration with 40 to 41 sqm. The prices start from Php4.3 million.
The bigger units are composed of one-bedrooms and two-bedrooms. One-bedroom units have 56 to 60 sqm while the two-bedroom units have 81 to 89 sqm. The units sell at Php6.6 million and Php10.3 million, respectively.
Three-bedroom units with 119 to 157 sqm configurations are also available for Php15 million starting price.
Amenities and open space account for 80% of the total footprint of the resort condo development. Speaking of green spaces, Kasa Luntian is fitted with themed pocket gardens. The gardens have a lush landscape, thick foliage, seating areas, herb garden, coffee orchard, rain garden, and elevated creekside walkway to complement the laidback amenities.
Exclusive outdoor amenities include a treehouse and nature trails. The central amenity area has a viewing pavilion, adult and leisure pool, kiddie pools, cascading jacuzzis, open lawn, and jungle play area. These amenities alone make for a perfect resort-like living, especially when you have kids.
The second phase maximizes the land area for shared experiences to thrive. The verdant landscape is has three unique subsystems. There are function halls with spillover, community lounge on each floor, and community deck. It also has a lanai lined with shops and restaurants.

Future Alveo projects in Tagaytay
Although Alveo Land constantly focus on delivery, there are no lined up projects in Southern Luzon specifically in Tagaytay. Future developments are concentrated in Northern Luzon and Mindanao.
